AnnualMandatory for all rented properties with gas appliances under Gas Safety (Installation and Use) Regulations 1998. ÂŁ100âÂŁ150 to renew. Failure to hold a valid certificate is a criminal offence.
EICR (Electrical Safety)
Every 5 yearsElectrical Installation Condition Report. Mandatory for all rental properties in England and Scotland under Electrical Safety Standards Regulations 2020. Required before re-letting.
Energy Performance Certificate
Every 10 yearsEPC required for all marketed rental properties. Minimum E rating required â sub-standard properties cannot legally be let. Required at point of marketing.
Fire Risk Assessment
Annual reviewRequired under Regulatory Reform (Fire Safety) Order 2005 for HMOs and buildings with communal areas. Scotland: Housing (Scotland) Act 2006 mandates interlinked smoke, heat and CO alarms.
Legionella Risk Assessment

PAT Testing

Scotland only: Properties must meet the Repairing Standard under the Housing (Scotland) Act 2006. Landlords must provide evidence of compliance before a tenancy starts.
Landlord Registration
Scotland only: Every private landlord must register with their local council under the Antisocial Behaviour etc. (Scotland) Act 2004. Fines of up to ÂŁ50,000 for non-compliance.
LBTT / Tenancy Agreement
Scotland only: Land and Buildings Transaction Tax documentation and a compliant tenancy agreement under the Private Residential Tenancy (PRT) regime.
CO & Smoke Alarm Compliance
Scotland: Stricter than England. Housing (Scotland) Act 2006 (amended 2019) requires interlinked smoke, heat and CO detectors in specific rooms. All must be hard-wired or long-life lithium.

What happens if my gas safety certificate expires?
You are in criminal breach of the Gas Safety (Installation and Use) Regulations 1998. Penalties include unlimited fines and up to 6 months in prison. You also lose your landlord insurance coverage for the period the property was let without a valid certificate.
